基于web的房產(chǎn)中介管理系統(tǒng)設(shè)計(jì)與實(shí)現(xiàn)－租賃、需求、查詢和后臺(tái)管理模塊

摘 要
傳統(tǒng)的房屋中介模式可謂是房主與客戶一一對(duì)應(yīng)的模式，房主與客戶的選擇非常有限，房屋交易市場(chǎng)有很大局限性。隨著計(jì)算機(jī)技術(shù)的迅猛發(fā)展特別是網(wǎng)絡(luò)技術(shù)的發(fā)展，互聯(lián)網(wǎng)已經(jīng)滲入到我們生活工作的方方面面，極大得改變了我們傳統(tǒng)的生活方式?；诰W(wǎng)絡(luò)的房產(chǎn)中介系統(tǒng)，正是網(wǎng)絡(luò)在房產(chǎn)中介方面的應(yīng)用，是一種新型的房產(chǎn)市場(chǎng)媒介，為房屋的租賃買賣開(kāi)辟了更廣泛的市場(chǎng)，有利于整合和管理市場(chǎng)的房產(chǎn)資源，極大得方便了房主與客戶。對(duì)于房主來(lái)說(shuō)，基于網(wǎng)絡(luò)技術(shù)的現(xiàn)代房產(chǎn)中介管理系統(tǒng)則是充分發(fā)揮網(wǎng)絡(luò)技術(shù)的開(kāi)放性和互動(dòng)性，能夠極大得方便房主發(fā)布房屋信息，為房屋的租賃和買賣開(kāi)辟更廣泛的市場(chǎng)空間。同時(shí)，對(duì)于客戶來(lái)說(shuō)，基于網(wǎng)絡(luò)技術(shù)的現(xiàn)代房產(chǎn)中介管理系統(tǒng)則能使客戶突破時(shí)間，空間等客觀條件的限制，更大范圍內(nèi)搜索自己滿意的房屋資源。由此可見(jiàn)，基于web的房產(chǎn)中介管理系統(tǒng)實(shí)現(xiàn)了房主和客戶的雙贏。
本課題正是根據(jù)現(xiàn)代房屋中介的業(yè)務(wù)需求，旨在提高房產(chǎn)中介系統(tǒng)的工作效率，極大方便房主和客戶的利益，而開(kāi)發(fā)的一個(gè)基于B/S結(jié)構(gòu)的房屋中介管理系統(tǒng)。本論文論文主要介紹了本課題的開(kāi)發(fā)背景，基本功能和本人所承擔(dān)的基本功能模塊的設(shè)計(jì)思想、難點(diǎn)技術(shù)和解決方案。

The Design and Accomplishment of Web-Based Real Property Agency Management System
Abstract
The traditional pattern of house agency is namely the one-one pattern of a house-owner and a customer.As a result, the choices for house-owners and the customers are extremely limited, and the house market is featured with the nature of big limitation .Along with the computer technology’s soaring development ,specially the network technology development, the Internet has already permeates in almost every aspect of our work and life, which has enormously changed our traditional life style. Web-based real property agency management system, which is precisely the application of network in this field the real, is a new kind of housing market agency.It opens a more widespread market for the house-renting business, is good for managing the market and the conformity of real estate resources, and enormously facilitates the house-owner and the customer. As for the house-owner, it can make full use of the natures of openness and interaction of the network technology, can enormously facilitates the house-owner to issue the house information, and can open a more widespread market for house renting business. At the same time, regarding the customer,it can cause the customer to break through the limit of the time and the space ,and in wide range searches search the house resources which best satisfies oneself.Thus,as it can be seen, the system has realized double wins for the house-owner and the customer.
Precisely according to the demand of modern property agency, for the purpose of enhancing the working efficiency of the house agency, as well as the convenience for the house-owner and customer, this topic is about how to develop a house agency management system based on B/S structure.The paper mainly introduces the development background, the basic functions ,basic function modules(for my part), design thought, and crucial technology and solution.
