隨著社會(huì)的發(fā)展,房地產(chǎn)行業(yè)也發(fā)展的越來(lái)越快,數(shù)據(jù)也越來(lái)越多。對(duì)于房地產(chǎn)公司的管理人員來(lái)說(shuō),工作壓力非常大。以往的純手工或半手工的管理方式已經(jīng)越來(lái)越不適應(yīng)形勢(shì)的發(fā)展了。這種管理方式不僅效率低,而且不利于保存,容易丟失。銷售員不能實(shí)時(shí)掌握房源的銷售信息,從而發(fā)生一房多賣的情況。而且人們現(xiàn)在對(duì)于住房的要求也越來(lái)越高,尤其看重房屋的周邊環(huán)境。傳統(tǒng)的展示手段如平面圖、表現(xiàn)圖、沙盤、樣板房等已不能滿足客戶的需求了。因此在這種情況下,可視化售樓管理系統(tǒng)應(yīng)運(yùn)而生。運(yùn)用GIS地理信息系統(tǒng)技術(shù)與方法建立售樓管理系統(tǒng)無(wú)疑是最好的選擇之一。
本文主要介紹了基于GIS的售樓管理系統(tǒng)系統(tǒng)分析部分,包括可行性分析、業(yè)務(wù)流程分析等。系統(tǒng)利用Internet和SQL Server 2000為后臺(tái)數(shù)據(jù)庫(kù)進(jìn)行開(kāi)發(fā),實(shí)現(xiàn)了售樓管理系統(tǒng)各種信息的系統(tǒng)化、規(guī)范化和自動(dòng)化,包括房源和客戶的信息錄入、查詢和修改等。該系統(tǒng)的主要功能模塊有用戶注冊(cè)、用戶登錄、房產(chǎn)信息、客戶管理、售樓管理、銷售統(tǒng)計(jì)和系統(tǒng)維護(hù),使房產(chǎn)公司節(jié)省了人力,減輕了勞動(dòng)強(qiáng)度;降低了成本,節(jié)省了開(kāi)支;提高了管理水平,同時(shí)提高了銷售人員獲得房產(chǎn)信息與銷售信息及時(shí)性與準(zhǔn)確性。

ABSTRACT
With the development of society, the development of the real estate industry is growing fast, and data becomes more and more. For the real estate management company, the working pressure is great. Previous hand or semi-manual management has become increasingly unsuited to the development of the situation. This management is not only inefficient but also not conducive to saving, and easy to lose. Seller can not grasp the availability of real-time sales information, which took place in the situation room to sell more. Traditional display methods such as floor plans, performance plans, sand table, the model can not meet such customers' needs. Therefore, in this case, visual sales management system came into being. The use of GIS technology and methods to establish the sales management system is undoubtedly one of the best options.
This paper describes the sales management system based on GIS analysis part, Including feasibility analysis, business process analysis and so on. Systems using Internet and SQL Server 2000 database development to achieve a sales management system for all kinds of information systematization, standardization and automation, including the availability of information and customer input, query and modify and so on. The main function modules of the system are user registration, user login, real estate information, customer management, sales management, sales statistics and system maintenance, so that the housing company to save manpower, reduce labor intensity; reduce costs, cut expenses; Increase the management level, While increasing the salers access to housing information and the timeliness and accuracy of sales information.
